Job Overview

Pivotal Construction is looking for an experienced and proactive Commercial Construction Project Manager to lead our Tenant Improvement (TI) division. In this role, you will oversee a wide range of commercial interior build-out and renovation projects-from restaurants and retail spaces to medical offices and financial institutions. You'll be the go-to person for ensuring each project is delivered on time, on budget, and to the highest quality standards.   • Manage the full lifecycle of tenant improvement projects from preconstruction through closeout.
  • Create and maintain project budgets, schedules, and logistics plans.
  • Coordinate subcontractors, vendors, and in-house teams to ensure efficiency and alignment.
  • Lead preconstruction tasks including scope development, estimating, and value engineering.
  • Serve as the main point of contact for clients, architects, engineers, and landlords.
  • Review and manage RFIs, submittals, change orders, and other project documentation.
  • Conduct site visits and monitor project progress to ensure quality and safety standards are upheld.
  • Guide and support superintendents, project engineers, and administrative staff.
  • Build lasting relationships with clients, consultants, and trade partners to drive repeat business.
  • Identify risks early and implement strategies to mitigate delays, cost overruns, or compliance issues.

Qualifications

  • Bachelor's degree in Construction Management, Civil Engineering, or a related field (preferred).
  • 5+ years of experience managing commercial TI projects with a general contractor.
  • Demonstrated success with TI projects across sectors such as restaurants, retail, financial, medical, and office.
  • Deep understanding of construction sequencing, code compliance, and TI logistics in both occupied and vacant spaces.
  • Proficient in Procore, Bluebeam, MS Project, and Microsoft Office Suite.
  • Strong interpersonal, leadership, and conflict resolution skills.
  • Ability to manage multiple projects and competing priorities in a fast-paced environment.
  • Adept at managing project documentation and financial controls

Benefits & Compensation

  • Base Salary: $120,000-$140,000+ annually (DOE)
  • Bonus Plan: Eligible for up to 12.5% of base salary, plus additional profit-sharing based on awarded projects and company performance. Paid semi-annually (June 30 & December 31).
  • Vacation Stipend: $2,500 annual vacation bonus (eligible after 6 months with qualified receipts).
  • 401(k): 3% Employer Safe Harbor contribution (eligible upon hire).
  • Medical, Dental, Vision & Group Life Insurance: 100% employer-paid for employee (effective the first of the month after hire); family coverage available at employee's cost.
  • Group Life & AD&D Insurance: 2x annual earnings coverage (up to $450,000).
  • Voluntary Life/AD&D: Additional coverage available for self, spouse, and dependents.
  • Disability Insurance: Employer-paid long-term disability, with optional individual supplemental plans.
  • Cell Phone Allowance: $120/month.

Time Off

  • Vacation: 3 weeks (120 hours) annually, accrued semi-monthly.
  • Sick Leave: 50 hours annually.

Schedule

  • Full-Time - Monday to Friday
  • This is a 100% onsite position based in Kirkland, WA. Occasional visits to local project sites required.
